Total maintenance service meets the challenge at Butler's Wharf

S. Lucas Ltd successfully overcame the complexities created by mixed tenancies when providing a total maintenance service to Butler's Wharf, once the largest warehouse complex on the Thames.Initially, the company was involved in intensive liaison with Knight Frank's Property Manager to detail the work required to redecorate the outside of the building. This mainly consisted of preparing windows and doors, metalwork, balconies and soffits for re-staining and re-painting. S. Lucas was also required to replace broken tiling, safety mesh, mastic joints to coping stones and lead flashing where required.Complicating what would otherwise be straightforward tasks was the fact that the work had to be carried out whilst restaurants on the ground floor still traded, businesses on the first floor continued to operate and residents in the remainder of the eight-storey building went about their daily lives unhindered.This was achieved by providing scaffolding in the form of towers with beams, the towers being clad with boarding to protect the public. Seven phases of scaffolding were provided to various sections of the building as required over an eight-month period. This also involved consulting a structural engineer to ensure the jetty on the elevation facing the Thames was strong enough to take the weight of the scaffolding.Continuous liaison with all parties involved ensured they were kept up-to-date with the progress being made. S. Lucas's totally professional approach and careful co-ordination of all the various sub-trades involved ensured work was carried out with the minimum disruption and to the complete satisfaction of Knight Frank and the various tenants alike.
